BEAUFORT – When Rhonda and Bill Anderson’s Cane Island home was featured in the 2021 Historic Beaufort Foundation Spring Architects’ Tour, the 5,000-square-foot residence was still under construction.
The annual tour highlights the best in contemporary residential design, said Cynthia Jenkins, executive director of the Historic Beaufort Foundation.
The Cane Island house generated so much interest in 2021 that it was selected for the 2023 tour to give architecture enthusiasts a chance to see the fully finished form.

It did not disappoint.
Located on the Beaufort River with a view of the McTeer Bridge about a mile to the north, the Anderson home is in a wooded neighborhood on a 227-acre island.
Frederick + Frederick, the architecture firm the Andersons hired to design and build the home, planned to create a home that was energy efficient, environmentally friendly and had design elements endemic to the Lowcountry.
“A lot of net-zero homes are more modern than this,” says architect Michael Frederick, principal design at Frederick + Frederick. “We were able to incorporate new technology into a traditional form.”
Beaufort or Beaufort
It was an almost unbelievable bit of serendipity that led the Andersons to what would become their new home.

The intrepid sailors docked their boat near San Diego when they felt it was time to move to the opposite coast. A little research and conversations with friends pointed them toward Beaufort because of its active sailing community and deep-water docks that could accommodate their boat. They started visiting.
Arriving in Beaufort, they were drawn to the town’s charm, although they found no evidence of the sailing community they had heard so much about. A call back to San Diego revealed the problem. The town they were talking about was Beaufort… North Carolina. They are in the wrong situation.
“I was like, ‘Anyone else?'” Rhonda Anderson said of the mix-up.
A little embarrassed by the mistake, the couple packed up and headed north. But at that time, they were hurt. They returned to South Carolina and began looking for a place to call home.
Create the design
When the Andersons approached architects Jane and Michael Frederick, they did so with vague ideas of what they wanted their home to be.
They had a photo of a house in Savannah, Ga., that caught their eye. In addition to the Lowcountry aesthetic, Rhonda Anderson wanted the building to reflect a Zen calm. And, the house had to be built to withstand the worst weather the Lowcountry can produce.

“I don’t want to worry about not being home every time there’s a storm,” said Rhonda Anderson.
Other than this, the Andersons were given little direction. The house should provide plenty of natural light. Each bedroom should have a king bed with en suite. Bill Anderson asked for an outside shower.
With a photo and some simple directions, the Fredericks began to create a design.

Michael Frederick, coincidentally, designed a house for the same lot almost 15 years ago. While the house was not yet built, he was very familiar with the land. The design for the Andersons, he said, was completely different from the previous project, and it was an instant hit with the Andersons.
“It was perfect,” said Rhonda Anderson. “I don’t think we made any structural changes after the first step.”
Work within the environment
The design begins with an understanding of architectural elements that predate the advent of air conditioning.
“It gives us a real head start when we look at those principles and apply them to a modern building that we’re trying to make net-zero,” explains Michael Frederick.
Starting from the top down, the house has 13 kilowatts of solar panels and a Tesla battery system that will run the house for up to three days if needed. The battery eliminates the need for an emergency generator, and excess electricity can be sold back to the utility provider.
Underneath the solar panels is a standing seam metal roof made of aluminum to better withstand the salt-air environment. A metal roof simplifies the installation of solar panels, and its paint reflects heat, keeping the roof cool.
“This is what the old houses used to be,” said Michael Frederick. “It’s the right thing.”
The house is heated and cooled by a very efficient geothermal heat pump.

The house is elevated such that even the basement is above the flood plain. This protects against a possible tidal surge and has the added benefit of positioning the house to catch wind from the river.
The design aims to preserve as many trees on the property as possible. While an arborist was brought in to trim it to optimize the amount of light reaching the solar panels, the trees on the west side of the house protected it from the harsh afternoon light.
The trees also add to the calming feeling the couple is after.
“I think that’s part of Zen for me, because I love the outdoors,” Rhonda Anderson said.
The plan is coming together
Patrick McMichael of Broad River Construction was one of two builders on the 25-month construction project. Architect Tom Rhodes from Frederick + Frederick serves as project manager, and the two meet weekly.

McMichael said some builders are excited to have an architect involved in the construction phase, but the Anderson home partnership has worked well for everyone.
Getting a large house to run on the power it produces requires strong design and construction, McMichael explained. A blower door test is performed to determine leaks around the door and window.
“We’re going to find the tiniest little places where the air is going through and make it tight,” he said. “Not everyone does that.”
Most of the construction took place during the peak of the pandemic, and supply issues were sometimes problematic. At one point, all construction was halted for weeks, waiting for the necessary supplies to arrive.

And while McMichael says he lost a fair amount of sleep during the project, he would do it again.
The Andersons were at their home in Salt Lake City during most of the construction. They said the project was smooth and easy.
With family in Utah, the couple planned to split their time between the two locations, but Cane Island became their primary home.
Rhonda Anderson calls the house a retreat, and she attributes the success of the project entirely to Fredericks and the team they assembled.
“I know we’re in good hands,” he said. “This is what you get when you have complete faith and trust in your architects, your builders and your project manager.”
